What is a sealcoat, and do I need one?
Sealing asphalt is an important part of taking care of it so that your investment will last for many years.Sealcoating is a liquid asphalt that is used to seal and renew the surface of asphalt that is getting old. It is the most important part of a plan to keep pavement in good shape. If you don’t treat asphalt, or “blacktop,” it will break down quickly, become brittle, and be less able to hold up to the weight it needs to.
When the top layer of asphalt bitumen wears away, your surface will turn gray. This is how you can tell if you need to seal coat an asphalt surface. Over time, things like road wear, sunlight, heat, and rain will cause asphalt pavement to break down. Asphalt bitumen is naturally black, and the rocks that make up asphalt surfaces will show through when the top layer of asphalt wears away.
Seal coating protects asphalt from things like motor oil, gasoline, salt, water, ice, and the sun, all of which can stain or eat away at the asphalt. Seal coating should be done when the temperature is above 50 degrees Fahrenheit and not below 40 degrees Fahrenheit. Paved surfaces should be resealed every 1 1/2 to 2 years at the very least.
